Approximately 0.34 acres (Charleston County shows 0.34, Deed shows 0.39 acres) level land, zoned M-1 Light Industrial in the City of North Charleston. North Charleston Planning Department has indicated there is potential to rezone to B-2 if buyer use requires it. There is a 20' ingress/egress easement from Meeting Street Rd on the left side of the property. The easement was created in the past to provide access to a rear parcel as shown on the attached plat U-72. The Charleston County parcel map also shows "Banyan St" running with the easement from Meeting Street Rd to a rear parcel, TMS 469-02-00-195. This "street" is not maintained and does not appear to have been maintained in the past by any government entity based on information from North Charleston Planning staff. It appears to be shown only as an ingress/egress easement for the rear parcel and not as a public street. The "dirt driveway" and the "concrete driveway" referenced on the attached plat (Book S15 Page 0131) do not appear to represent any identified easements, only access points that have been used in the past.
